Our 14m × 4m tiny home is the main 3-bedroom configuration in the range. It also comes as a 2-bedroom layout with larger living areas if that suits better. 2026 starting prices:

What's included
Every 3-bedroom build arrives fully built and ready to land: steel chassis, full insulated panel construction, kitchen with bench / cabinetry / hob / rangehood, bathroom with shower / vanity / toilet, three separate bedroom partitions, single-glazed windows (double-glazing available as an upgrade), internal lining and flooring throughout, electrical wiring throughout, and plumbing rough-in to the chassis edge.
Delivery on a 14×4 build attracts a transport surcharge above our standard free North Island delivery - the build is over-dimension and requires escort vehicles. We quote it transparently before you sign.
Real-world budget for a 3-bedroom tiny home
Most 14×4 customers land at total spend of $220k–260k including site works, council consent, power and plumbing connections, and any upgrades they pick. That's still typically 30-50% below the cost of a traditional builder's 3-bedroom small home on the same site, and the build takes 14–18 weeks rather than 9–14 months.
Why some buyers pick 14×3 instead of 14×4
The 14×3 (3m wide) configuration is cheaper, easier to deliver, and still fits a 2-bedroom layout comfortably. The 14×4 (4m wide) gives you noticeably more living room, bigger bedrooms, and is the only size that fits a true 3-bedroom layout. If you need three separate bedrooms, go 14×4. If two bedrooms is fine and you want a smaller-footprint, lower-cost build, the 14×3 works.
