Custom Design Process: When Standard Sizes Don't Fit

Our standard 6m, 8m, 10m, 12m, 14m sizes cover most needs - but sometimes you need something specific. A non-standard width for a tight section, an unusual layout for a specific use case, a different cladding or finish. Here's how our custom build process works.

What we can custom-build

Common custom modifications we do regularly:

  • Non-standard dimensions (e.g. 9m × 3.5m, 7m × 4m)
  • Different cladding or roof profile
  • Custom kitchen layout - island bench, longer benchtop, specific appliance fit
  • Alternative bathroom layout (wet-area shower, no bath, larger vanity)
  • Additional or relocated windows + skylights
  • Twin / triple bedroom layouts in the same footprint
  • Off-grid / solar-ready setups
  • Higher-spec insulation, double-glazing throughout

What we don't do

Things outside our build process: multi-storey builds (we're single-storey only), permanent foundations (we build transportables), and bespoke architectural design (we work to functional briefs rather than from-scratch architect drawings). If you want a bespoke architect-designed multi-storey home, you want a traditional builder, not us.

The custom process

Initial conversation: tell us what you want and we'll tell you upfront whether it's something we can do.

Sketch + indicative quote: we draft a basic layout and rough cost so you can sense-check the budget.

Refined design + firm quote: once you're committed, we refine the design with structural sign-off and provide a firm quote.

Sign-off + build: like a standard build, but the workshop sequence is adjusted for the custom elements.

Custom lead time: typically 2–6 weeks longer than equivalent standard sizes, because of the design work and non-standard parts sourcing.

Custom pricing reality

Custom builds cost more than standard - usually 10–30% more for the same internal volume. The premium pays for the design time, non-standard cuts, and the parts that aren't in our usual bulk-buy lineup. For most customers, picking a standard size and customising the internal layout is the value sweet spot.
