27% of NZ dairy farms can't find the skilled staff they need (Federated Farmers, Jan 2026). The ones with decent on-farm housing aren't on that list.

What changed on 15 January 2026
The granny flat rule just made farm housing easier
The Building and Construction (Small Stand-alone Dwellings) Amendment Act 2025 came into force on 15 January 2026. It exempts standalone dwellings up to 70m²from building consent. The Government's own framing when it passed:
“This will be great for grandparents, people with disabilities, young adults, and workers in the rural sector.”
That's 7×the old 10m² Schedule 1 limit. Half our product range now sits inside the exemption — and we're LBP-built, which is one of the conditions.
Dairy shareholders: the $2/share Fonterra Mainland payout landed on 14 April 2026. Worth a conversation with your accountant about depreciation on a worker dwelling before the cash gets earmarked elsewhere.
What's still required for the 70m² exemption
- ✓Single storey, no mezzanine
- ✓Max 4m above floor level, floor max 1m above ground
- ✓Designed/built or supervised by a Licensed Building Practitioner (LBP) — we are
- ✓2m setback from neighbouring boundaries
- ✓Council notified before and after the build
