Our most popular sleepout size is the 4.5×3 cabin - compact enough for tight backyards, big enough for a single bed, desk and wardrobe. 2026 starting prices:

What's included

Every sleepout is fully built and weather-tight on arrival. Standard inclusion: 100mm insulated Colourstee​l® EPS panel construction, insulated floor, single-glazed windows (double-glazing available as an upgrade), weather-tight door with deadlock, internal wall lining and flooring, and free gate-to-gate North Island delivery on most designs.

Consent - what to expect

Schedule 1 of the NZ Building Act 2004 exempts detached buildings under 10 m² floor area and 3 m high from building consent. Our smallest sleepout (4.5×3 at 13.5 m²) is over that threshold, so it usually needs consent - but the process is straightforward for a single-room cabin without plumbing. We provide the structural sign-off as part of the build documentation. Allow a council fee of $1,500–3,000 and 6–10 weeks from documents-ready to approved consent.

Real total cost (build + site works)

Most customers land the sleepout, add a power circuit (~$1,500–2,500 from your local sparky), put down a small concrete pad or paving slabs (~$500–1,500), and add a panel heater (~$300). All in, a 4.5×3 backyard sleepout typically runs $39,000–42,000 total once site works are included.
