These are our actual starting prices for fully built, delivered tiny homes in 2026 - not 'from' marketing prices, but the real entry point including the build, internal fit-out, and free North Island delivery on most designs.

What's included in the starting price

Every Smart Housing Solutions tiny home starts with a fully wired, fully plumbed, fully insulated build delivered to your section. Specifically: steel chassis, Colourstee​l® cladding, single-glazed windows (double-glazing available as an upgrade), insulation, kitchen joinery with bench and overhead cabinets, bathroom with shower / vanity / toilet, internal wall lining and flooring, and free gate-to-gate delivery anywhere in the North Island on most ≤8×3 designs.

What's NOT included (and how to budget for it)

The starting price is for a built tiny home delivered to your section. It doesn't include:

  • Site preparation - levelling, gravel pad or concrete piles ($1,500–8,000 typically)
  • Power connection from your house or street ($1,500–4,000)
  • Plumbing / drainage connection ($1,500–6,000 depending on access)
  • Council consent fees if required (typically $1,500–5,000)
  • Upgrades - heat pump (~$2,500 installed), double-glazed windows (~$2,000), upgraded joinery, alternative cladding
  • Larger-than-8×3 build delivery surcharge (quoted upfront)

Why our pricing is what it is

Imported tiny homes ship in around the $30k–35k range, but you're getting a flat-pack that needs assembly, certified-as-NZ-compliant materials (or not), and no on-the-ground warranty support. Locally-built NZ tiny homes typically start $45k–60k for studios, $65k–85k for one-bedroom, and $100k+ for two-bedroom configurations. Our Economy range sits at the accessible end of that NZ-built range - we keep prices down through standardised builds, in-house manufacturing in our Raglan workshop, and bulk-buying NZ-sourced materials. We also offer a Passive range with enhanced insulation and energy efficiency, starting from $90,563 for a 10m one-bedroom.
